Unit Rent Per Month

  • Studio starts at $900/mo

  • Application Fee - $85/applicant

  • Renter's Insurance (Liability to Landlord Policy) - $11.99/mo (automatically charged unless you provide proof of your own current policy) 

  • Additional roommate charge of $50/roommate/mo for occupancy greater than two residents in 2-bedroom.


Optional Charges

  • Additional surface parking - $29/mo/space

  • Access to Ethernet jack for your own wireless router $35/mo. Or Comcast/Xfinity are available to purchase on your own.


Pets

  • Pets are screened through PetScreening.com. There is a $25/pet application fee.

  • Maximum two pets per apartment

  • Fees and Charges (required for all pets)

  • To apply for an apartment at Prior Marshall Apartments in Merriam Park West, start by scheduling a tour, either in-person or virtually if you're relocating from out of town. Touring the apartment helps you review available rental units, discuss current rent prices, confirm amenity needs and ask any questions.

    Once you’re ready to move forward, you can complete the online apartment rental application directly from your mobile device or computer. Each applicant 18 years or older must submit a separate application. There is a $85 application fee per person.

    Our rental application process typically takes 24–48 hours, depending on the accuracy of your submitted information and the responsiveness of landlord references. Once approved, you'll sign your lease electronically and pay the security deposit online.

    A few days before your move-in date, we’ll contact you with instructions on key pickup and final details to help make your transition into your new Prior Marshall Apartment and stress-free.

  • Leases generally run from 9 to 12 months, aligned with lease end dates on May 31, June 30, July 31, or August 31.

     

    Short-term leases outside these periods are not available. Check out Short Term Rentals page for available month-to-month rentals.

  • The security deposit is equal to one month’s rent and is refundable according to the terms of the lease and Minnesota state law.

  • Yes, roommates can split rent payments. However, all leaseholders are jointly responsible for the full rent amount, if one roommate doesn’t pay, the other is still liable.

  • Yes, each unit includes one surface parking space. 

  • Guest parking is not available at this location. Street parking may be available in the surrounding residential area for visitors.

  • No, this apartment does not have an outdoor community space.

"We have loved our time living at 3020 On the Rail. From the start, the management and maintenance have been friendly and responsive. As a grad student, I was looking for a quiet and convenient place to live, and this building accomplished both. They also have great security, and I have always felt safe while being here. We loved utilizing the shared gym space and the underground parking in the winter months. One advantage to this apartment would be how spacious the units are.
