Leasing & Applications

  • Monthly rent typically includes heat, water, sewer, trash, and recycling. Many buildings also provide public WiFi in common areas, and some include electricity or Internet (specific inclusions vary by property).

  • Yes. All residents must have renters insurance. You may purchase it independently and upload proof via the resident portal, or a policy will be automatically applied for $11.99/month if documentation is missing.

  • Most properties offer 12-month leases. Some buildings like MN46 allow short-term stays of one month or more (with a $65/month convenience fee for leases under 12 months).

  • Most buildings require a security deposit equal to one month’s rent. At MN46, the deposit ranges from $500 to one full month’s rent, depending on application results. All deposits are refundable per lease terms and local laws.

  • Yes, but all tenants are jointly responsible for the full rent. If one roommate does not pay, the other is still responsible.

  • Yes, all applicants undergo background and credit screening as part of the approval process.

  • Start by watching a video tour for the apartment you are interested in (many apartment units have video tours available, although some do not). Then, to apply, schedule a tour and complete the applicant details form. Every occupant aged 18 or older must complete their own application ($85 application fee per person)

  • Rent can be paid via check, cash, or preferably through the online resident portal. Auto-pay is available. Payments from bank accounts are free; credit/debit card payments incur a small fee.

  • Rent is due on the 1st of each month. Late fees of 8% are automatically added on the 6th day of the month for outstanding balances.

  • No. All In the City Apartments properties are 100% smoke-free, including inside units, all common areas, and on the property.

  • Yes, we offer furnished and unfurnished short-term rentals in Minneapolis at the MN46 Apartments. 

Maintenance

  • Submit work orders through the online resident portal/app. You can upload notes, photos, or videos and track resolution status.

    Maintenance issue resolution is a high priority is and is resolved promptly.

  • Yes, emergency maintenance is available 24/7. Routine requests are handled during regular weekday hours (8 am - 6 pm).

  • All properties are managed by a local, responsive team that’s committed to a great resident experience.

  • In the City Apartments manages snow removal in-house at most locations, with plowing alerts sent by text to residents before equipment arrives. At 3020 On the Rail, snow removal is handled by a third-party service.

  • Yes, a professional cleaning crew maintains shared spaces on a frequent schedule.

Pets

  • Most In the City Apartments are pet-friendly, with a limit of two pets per unit (one dog max). The only pet-free apartment is 3020 On the Rail.

     

    All pets must be screened through a third-party platform and a pet application is required.

  •  A pet application is required, and there is a fee of $25/pet annually to maintain compliance at all pet-friendly buildings. 

     

    Valley View Apartments, Priscilla Street Apartments, The Fairview, Prior Marshall Apartments all require a $200/pet non-refundable fee upfront, plus $20/mo/pet pet rent.

     

    MN46 - $300/pet non-refundable fee upfront and $45/mo/pet pet rent.

  • Yes. Proper documentation is required and processed through a third-party pet screening system.
